A tile floor is only as good as the floor under it. Before we set anything we check the subfloor for flatness and movement. Older homes around Everett and North Seattle almost always need some grinding or a self-leveling pour, and large-format tile will show every dip if you skip that step.
Large-format (24×24 and up) and plank tile (8×48, 12×48) are most of what people ask for now. Both often need a 1/3 offset instead of a 50% brick pattern to keep the edges flush, and both get set with leveling clips. We can clarify any questions you have on the layouts!
We also do heated floors under tile, as well as set stairs, landings, and thresholds.
